Our HOA service follows a fixed monthly cycle. The board knows when the tech is there, what zones were tested, what was repaired, and what’s coming next month — before the management report goes out.

Standard HOA package includes

  • Monthly wet check — every zone tested, photographed, and documented in a written report.
  • Annual backflow certification — required by most water utilities. We file directly.
  • Repair credit allowance — bundled labor hours each month, no surprise bills for small repairs.
  • Emergency response — mainline break or controller failure gets a tech on-site same day.
  • Board meeting attendance — we can show up, present findings, and answer questions when budgets get reviewed.

Compliance & paperwork

COI, W-9, and any vendor portal credentialing (Compliance Depot, Net Vendor, RealPage, etc.) is handled before the first service visit. Your management company will not chase us for paperwork.

Reporting that boards actually use

Each monthly report is a single PDF with the date of service, technician on-site, zones tested, issues identified, repairs completed, and recommended next-month work with cost estimates. Forwardable to the board with no editing.
